Roofing Warranties: What Homeowners Need to Know
Warranties are issued by contractors and manufacturers, not by The Roof Shepherd. Understanding what a warranty covers, what voids it, and what you must do to keep it valid is critical before signing a roofing contract.
Three Types
Types of roofing warranties
Manufacturer Material Warranty
Covers defects in the materials themselves. Standard shingle warranties: 25–30 years on materials. Enhanced: 40–50 years from some manufacturers. Most manufacturer warranties are prorated — the payout decreases as the roof ages.
Workmanship Warranty
Issued by the contractor. Covers installation defects: improper nail placement, inadequate flashing, missing underlayment, poor sealing. Duration is contractor-dependent: typically 1–10 years. This is the homeowner’s protection against installer error — separate from the material warranty.
System / Enhanced Warranty
Highest-tier coverage — GAF Golden Pledge, Owens Corning Platinum Protection — covering both materials and labor for extended terms (25–50 years). Requires installation by a manufacturer-certified contractor at the qualifying tier. Confirm the contractor is currently certified before expecting this warranty.
What Voids a Warranty
Common warranty-voiding conditions
| Condition | Why it matters |
|---|---|
| Non-certified installer | Enhanced warranties require installation by a currently certified contractor at the required tier. Lapsed certification = invalid warranty. |
| Improper ventilation | Most manufacturers require attic ventilation to meet their specification. Insufficient ventilation voids the material warranty even with correct shingle installation. |
| Post-installation penetrations | Adding skylights, HVAC equipment, or penetrations without manufacturer-approved methods voids coverage around those penetrations. |
| Failure to register | Some enhanced warranties require registration within a specified period. Missing registration can reduce warranty terms to basic coverage. |
| Walking damage | Improperly walking on certain roofing materials post-installation creates impact damage that voids coverage. |
Warranty clarification: The Roof Shepherd does not issue, guarantee, or administer roofing warranties. Warranties are issued directly by the material manufacturer and the licensed contractor performing the installation. Obtain all warranty terms in writing before work begins.
